Predevelopment Project, Former Sullivan Opera House, McGregor, Iowa

Steinmetz DJ. 2015. Predevelopment Project, Former Sullivan Opera House, McGregor, Iowa. City of McGregor Historic Preservation Commission. McGregor, Iowa

This project was funded by a fiscal year 2014 Historic Preservation Fund grant to the State Historical Society of Iowa (grant number P14AF00106) and a subgrant to the City of McGregor, Illinois (project number IA-14-046). The subgrant provided for an architectural and engineering evaluation of the historic Sullivan Opera House (c. 1882) to provide an assessment of the building’s current condition, a partial rehabilitation plan, and to assess the potential for rehabilitating the remainder of the building. This evaluation will help determine infrastructure improvements necessary to make the shell ready for future development. The report provides concepts for a portion of the first floor to be used for museum expansion, a community room, public restroom, and the remainder for retail of other similar usage. Additionally, the study provides a discussion of the pros and cons for alternative uses of the building including those dedicated to public use. McGregor, Iowa is a Certified Local Government.
