The NPS Maintained Landscape Inspection Guidance document provides inspection guidance for maintained landscapes (ML) of the national park system for the Facility Management Software System (FMSS). The components of a ML should be inspected using the guidelines found in this document, such as turf, ornamental plants, trees and shrubs, crops, paths and landscape furnishings. Where other asset types are co-located with a ML, such as roads, trails and buildings, these components should be inspected using the guidelines for that asset type. Cultural landscapes often contain MLs as well as other asset types that need maintenance in order to be preserved. FMSS condition assessments of cultural landscape assets should be conducted with an understanding of the preservation goals/objectives for individual assets and the cultural landscape as a whole. Management goals for cultural landscapes, their associated condition, deficiencies, and corrective actions may differ from industry standard MLs. A ML asset may be in good physical condition in terms of industry standards, but the historic character of a cultural landscape may be compromised as a result of alterations to the ML since the period of significance (e.g. paint color, plant materials, design). An assessment of a ML is intended to identify these deficiencies and recommend corrective actions that improve conditions, while respecting and preserving landscape character. These goals must be considered when completing ML assessments and should guide the corrective action (and costs) of addressing identified deficiencies. While this document lays out universal inspection guidance, it does not establish one standard for all MLs. MLs are constructed and maintained to different goals, as defined by the park unit’s management plan. One of the primary goals of the inspection/condition assessment is to capture the amount of deferred maintenance related to a ML's condition.
