Hutchinson House Existing Conditions and Recommendations

Introduction: "In January of 2019, the Edisto Island Open Land Trust was awarded a grant to help determine the future of the Hutchinson on Edisto Island. Funded in part by the South Carolina State Historic Preservation Office, the EIOLT gathered a team composed of Simons Young, architect at Simons Young + associates; John Moore, engineer at 4SE; and Hillary King, preservation consultant. The goal of the grant, and this resulting report, has been to assess the conditions of the Hutchinson House, evaluate the evolution of the building, generate a plan for permanent stabilization and weatherization, and provide a cost estimate for the work. This report includes written description of the existing conditions and a detailed description of prioritized recommendations for stabilization repairs. A cost estimate for the recommended repairs and stabilization is also included. The timeline evolution of the building is detailed using photographic evidence provided by the Edisto Island Open Land Trust. This report also includes drawings provided by students at the American College Building Arts, and interior elevation and preliminary existing detail drawings by Simons Young + associates. The report also includes structural stabilization drawings by 4SE. Engineer John Moore conducted structural observations and evaluations over the course of three visits. His written recommendations for repair are provided in this report. His drawings are included in the report. Architect Simons Young conducted written documentation and photographic documentation over the course of three visits. Preservation consultant Hillary King visited the site one time during the course of this project and developed the building chronology using historic photographs and existing evidence. Contractor Beckman Webb visited the site three times, and coordinated with engineer, architect, and preservation consultant to generation the cost estimate for the work."
