The Willard Hotel Feasibility Study

This feasibility study concerns the restoration of the Willard Hotel in Washington, D. C. This study provides a detailed analysis of a series of re-use alternatives developed in an effort to identify a practical program for saving the structure. The recommendations contained in this report identify the potentials for private market action and those areas where government assistance may be needed. The economic studies which are a part of this report have demonstrated that using the building as a hotel is more feasible than any of the use alternatives studied. This study was prepared through a contract between the National Trust for Historic Preservation and the Oliver T. Carr Company. It was designed as a six-phase process consisting of: Phase I, compilation of existing base data and analyses and definition of alternative-use programs; Phase II, production of design drawings for alternative-use programs; Phase III, pricing of architectural design drawings; Phase IV, compilation of marketing information for alternative-use programs; Phase V, comparative analysis of programs and selection of recommended alternatives; Phase VI, presentation and submission of completed study in final form. All alternatives considered in this study were based on the premise that building renovation would be completed for occupancy in the Fall of 1976.
