Preliminary Design Summary for the Beaver Meadows Visitor Center

This report is in partial fulfillment for deliverables outlined in the grant to Rocky Mountain National Park from the National Trust for Historic Preservation (NTHP) as outlined in the Scope of Work for Project number 2004-01-035. As of April 12, 2005, Rocky Mountain National Park has produced the following documents relevant to this Project: 1. The Condition Assessment of February, 2002 produced by BRS Architecture and Taliesin Architects Associated. 2. Results of the Scoping Charette held at the visitor center on February 12, 2004. 3. Preferred Alternative for locating an accessible lift between floors and associated modifications to the upper and lower lobbies. 4. Preferred Alternative for the reopening of the exterior balcony. 5. An Americans with Disabilities Act assessment. 6. A summary of proposed changes to the window walls for glazing, shading, and lighting improvements. 7. A Value Analysis of Heating, Ventilation and Air Conditioning alternatives. 8. A preliminary Preservation Plan for preservation and maintenance of the building. 9. A Leadership in Energy and Environmental Design (LEED) assessment. 10. A Class B Cost Estimate. 11. A Landscaping Plan for the future preservation of the historic vegetative aspects of the building exterior. 12. An interview with Architect of Record E. Thomas Casey conducted April 14, 2004. By copy of this report, Rocky Mountain National Park has substantially fulfilled all of those items listed in the Scope of Work that are relevant to Preliminary Design. Upon receipt of comments by the NTHP and State Historic Preservation Office, the Park will revise and finalize the Preservation Plan. Those items relevant to Design, e.g. construction documents, will be supplied by the Park after receipt of design funds from the National Park Service Line Item Construction program. This will require approval by the NPS Development Advisory Board (DAB). As of this date, the Park anticipates having a submittal package available for DAB review at the June 28 - 30, 2005 meeting in Denver. Assuming approval of the proposed work by the DAB, the Park will contract with DHM Design and their subcontractor BRS Architecture to produce construction drawings and specifications. As of this date, this project is scheduled to receive construction funds in fiscal year 2008. Of note is that the Park will be installing the proposed window glazing, light shelf, shading, and lighting improvements in a test office this Spring to monitor the efficacy of the improvements and to assess the visual impacts of the glazing changes. The NTHP and State Historic Preservation Office will be invited to visit the park to assess these changes in the test office prior to committing to the final design.
